A beautiful house and excellent pool area. There is no a/c and the bedrooms could benefit from ceiling fans in hot weather. The property is suitable for big groups as it has many different seating areas and very spacious common areas. Restaurant opposite is very good and reasonably priced.
Wonderful house and location! Only the 400m walk to the house with all the personal stuff for a time being there is very tough and not practibel for everybody - it would be appreciate if a external service would be available. Also getting parking space in the evening is not easy due lot of visitors of the restaurant nearby.

A fantastic villa, fully equipped with everything you could want. Wonderful surroundings, including gardens and a glorious pool. Giorgio the owner of the villa was very helpful and friendly. I would strongly recommend this villa to anyone who is looking to stay in a beautiful, quiet, countryside villa.
Extremely nice, well equipped and suitable for our family vacation. We were a family of 10, six adults and four children ages 3 - 10, who enjoyed hours of fun in the beautiful pool.
We stayed here between 2July to 9 July. The villa was just what we wanted. It had everything we wanted and our family of 5 adults had plenty of space as well as peace and quiet. We made full use of the large pool and also the tennis courts.The surroding area and views were stunning and the small towns around had everything we needed including shopping, fuel, restaurants and a good railway connection for trains to Florence and then on to Rome. The staff were friendly, helpful yet unobtrusive. We would certainly recommend the location which was central for Florence, Pisa and Sienna- just wish we could have stayed longer
Amazing place. The pictures do not do justice to the spacious rooms and beautiful pool. The hosts were extremely kind and very helpful with all our questions. Having a car is useful, but the train station of Montevarchi is not far away, so getting there by public transport was quite easy. We were very sad to be leaving after just one week and hope to return in the future!
Bella casa di vacanza in una tranquilla frazione. Molto ben tenuto il giardino.
Letti comodi, zanzariera alle finestre, accesso a Netflix (con le proprie credenziali) e il fatto che si ha a disposizione tutta la casa sono alcuni degli aspetti positivi.
I bagni sono un po' piccoli, in particolare la cabina doccia. Ci sono alcune scomodità, come ad esempio la cucina principale che si trova al piano più inferiore, mentre invece il tavolo da pranzo più un piccolo cucinino si trovano di sopra. Ma capiamo che la struttura della costruzione non permette di fare grandi cambiamenti.
Ci permettiamo di suggerire una maggiore attenzione ai dettagli; ad esempio il congelatore della cucina era completamente ricoperto di ghiaccio e una sedia a sdraio era sfondata.
Ci siamo comunque trovati molto bene e il soggiorno è stato molto piacevole.

Nice holiday home in a quiet hamlet. Very well kept garden.
Comfortable beds, mosquito nets on the windows, access to Netflix (with your own credentials) and the fact that you have the whole house at your disposal are some of the positive aspects.
The bathrooms are a bit small, particularly the shower cubicle. There are some inconveniences, such as the main kitchen being on the lowest floor, while the dining table plus a small kitchenette are upstairs. But we understand that the structure of the building does not allow for much change.
We would suggest more attention to detail; for example, the kitchen freezer was completely covered in ice and a deck chair was smashed.
Nevertheless, we enjoyed our stay very much.
The area and the Castle is stunning. The villa needs aircon for summer guests and maybe a few basic provisions like insect burners, salt pepper and oil in the cupboard. Little changes would make this a perfect place to stay. The Villa Osbert was a great size for our family, but the showers were only a small dribble some days. Maybe it’s time to update a little. The coffee shop and fruit and veg shop in the little village are beautiful run by lovely people.
