Descrizione Proprietà
Villa Fracassini, è uno dei più antichi edifici medievali del piccolo borgo collinare di Pergine Valdarno. Un tempo faceva parte della villa dei padronale e oggi prende il nome da nostra nonna Andreina Fracassini, che era la proprietaria prima di nostro padre.
La villa vi incanterà con il suo stile tradizionale locale che potrete vedere nei muri di pietra, nei mattoni rossi, nello stemma dei padroni di casa nel giardino, o nel pozzo nascosto dietro l'ascensore... sarete catturati dalla fusione di stile antico e moderno e soprattutto vi innamorerete dell'atmosfera di questo piccolo borgo toscano. Il viaggio non turistico a Pergine Valdarno vi mostrerà la normale vita quotidiana della gente del posto che va a prendere un espresso al mattino o a comprare il pane fresco. Tutti vi faranno sentire i benvenuti e se avrete la fortuna di trascorrere qualche giorno qui, vi sentirete finalmente parte di esso.

Descrizione degli Interni
L'ingresso principale è da un piccolo vicolo di questo grazioso paesino toscano. Dalla porta una grande stanza a pianta aperta in pietra e mattoni rossi vi accoglie nella zona giorno della villa, con sala da pranzo, cucina e soggiorno.
C'è uno schermo piatto LCD a parete (Netflix, Amazon Video), due divani gemelli, una cucina moderna completamente attrezzata e un tavolo da pranzo per 6 persone.
Una porta a vetri, sul lato sinistro della stanza, conduce al giardino privato con un bagno con doccia e lavatrice a sinistra, un grande tavolo dove si può cenare all'aperto sotto un tendone, una comoda zona salotto e un giardino privato con sedie a sdraio e (metà) piscina fuori terra. Questo giardino è molto speciale essendo uno dei pochi giardini nel centro del paese. Completamente murato, garantisce la privacy a voi e al vostro gruppo.
Un ascensore, che può accogliere sedie a rotelle, vi porta al secondo piano. Una piccola terrazza sulla destra dell'ascensore, vi farà fermare ogni sera per scattare una foto di un romantico tramonto sulle colline toscane!
In fondo al corridoio un piccolo salotto con un divano alla moda e un quadro in stile Da Vinci è il passaggio per le camere da letto. Un totale di tre camere da letto (due matrimoniali e una doppia) con ciascuna il proprio bagno interno e l'aria condizionata.

Two of the three showers are "walk- in" showers, or so called Italian showers.

You will find a courtesy set with shampoo, bath shower gel and hand soap made in Tuscany with Extra virgin Olive Oil in each bathroom. Towels, carpet and hairdryer also available.
Cucina
The kitchen is well equipped and modern with stoves, dishwasher, toaster, teapot, coffee machine, ... We provide basics such as coffee powder, sugar, salt, locally made olive oil, vinegar and little snacks. Also dish soap and dishwasher tabs are part of the kitchen equipment.
Soggiorno
The sitting room is spacious. Very characteristic with stone walls and bricks arches.
A niche next to the table has several shelves for all dishware, wine glasses and cups. A large wooden table and a wooden cupboard that belongs to our family since generation make this room more authentic.

In the middle of Tuscany between Florence, Arezzo and Siena.
There’s a FREE Guide book that can give our guests some information about the "what to do" in the area. The main golf courses are about 29 km away. No skiing in this area. Tennis court is located at 6 km.

We so wished the weather had been better so we could enjoy one of the most attractive parts of the villa- the garden. The villa itself is charming, especially the downstairs,though the elevator takes some getting used to. The upstairs is spacious but feels a little sparse and could use something to warm up the vibe.

What an absolute gem of a property, place and people. I cannot recommend Villa Fracassini highly enough. The villa has everything one could possible want for a wonderful holiday. It is a lovely blend of age and modernity. The garden is delightful and the pool a great addition to have in the warm summer days. I have rarely experienced customer care and service as fantastic as this. Irene and her team went over and beyond to help make our holiday an unforgettable experience. Pergine Valdarno is a beautiful and welcoming town in a stunning part of Tuscany.

It was the Perfect Holiday and we‘re still so happy That we were there. The house is so beautiful and comfy, you find everything you Need. All People living Around were so nice and helpfull. Best experience by far. The villa was fantastic and this town is amazingly Tuscan. Cannot say enough good things about our stay here. Our host took us on a lengthy tour of the town upon our arrival and also set us up on a Winery Tour and meal that was out of this world. Great place to stay !

The owner, Irene, was fantastic. When we arrived, she took the time to show us around the village and provide us useful tips and information. She provided us recommendations for our day trips around Tuscany, and even rearranged her schedule to take us on a tour and wine tasting with lunch one of the days. We enjoyed our time in Pergine and hope to come back some day soon!

We loved the villa and the small town it is located within. Irene was very helpful with recommendations and was always available by phone. Easy day trips were possible to many locations in Tuscany. The villa itself is spacious and beautiful. We definitely plan to return. We stayed a week in the villa and it was the best part of our two week vacation to Italy.

Very nice property; clean, well maintained/updated. Nice roomy bathrooms with good waterpressure for the Italian showers. Outstanding host; very quick to respond and helpful in all kinds of queries. Lovely little town with friendly atmosphere. We definately recommend this as a holiday house to see the sights of the Chianti / Tuscany region.

My travelling companions and I had high expectations prior to arriving, and Villa Fracassini exceeded our expectations in every way! The villa itself is very comfortable with large bedrooms, a very comfortable open plan living/dining/kitchen and a large, private yard; and, importantly, everything worked perfectly - all the appliances, the showers, WC, etc. However, the most important part of our visit to Pergine Valdarno at Villa Fracassini was the privilege and pleasure of meeting Irene who greeted us upon our arrival and was available to us each day for recommendations, insight, and guidance all of which enriched our experience and made our week in Tuscany among the most enjoyable and memorable travel adventures for all of us. Thank you, Easy Reserve, and thank you, Irene!

This is a delightful property in a real authentic Tuscan village - lovely restaurant and a few shops within walking distance mean you can source everything you need locally. The combination of village facilities, pool and garden and quality accommodation is hard to find. We had fun on the cooking course too and the only thing better than the villa was our lovely host, Irene, who was so helpful and made us feel like guests rather than customers.

We loved our stay! The villa was a perfect Tuscan getaway set in a Medieval town! When we arrived, Irene, the owner, showed us her beautiful villa and had everything there to make us comfortable. The villa has been remodeled to every detail, and we loved the courtyard with swimming pool and grapevines hanging beautifully over the table. Each bedroom had its own bathroom with a nice shower and cool a/c. Irene even set up an amazing winery tour and escorted us there where we had a magical day! We wanted to stay longer and will be back! We also feel as if we made a wonderful friend that we will stay in touch with. All the details were thought of, we would highly recommend!!

A wonderful ancient house, in the middle of the village. Great with the shop of the local fattoria (butcher etc) nearby. Our girls lover the cooking class.

The apartment is unique, beautiful and obviously well maintained. All necessities are present and functional. Very comfortable bedrooms and very private from the rest of the house. Lovely private back yard with pool. The location is perfect in the centre of a quaint small village with a grocer, butcher, baker, 2 bars, and a fantastic restaurant. Could easily live here.

Janice and I had a wonderful time at our Villa. The village had everything that we needed. The owners are also so hospitable and kind. We loved our cooking class at their home with their family. We would highly recommend renting one of their units as we will definitely be back.

The house is located in an authentic Tuscan town filled with beautiful serene surroundings. Location was perfect for day trips to other towns (Assisi, Siena, Pisa and Orvieto to just name a few).
The outdoor space is quite and provided us with additional space for lounging and even cooling off in the pool.
The house was spacious for our family of 5 (2 adults and 3 teenagers). Everyone had room and we never felt confined to any small space.
The kitchen was efficient and met all our needs.
The 3 bedrooms each with private bathrooms also added to our comfort.
Overall the interior living space met all our needs. Additionally, the WiFi was a hit with the entire family for keeping in touch with what was happening back home and posting photos.
Would highly recommend renting this house and we would rent it again .

Die Ausstattung der Ferienwohnung ist top! Es wurde vom Eigentümer Waschmittel für die Waschmaschine oder Taps für die Spülmaschine bereitgestellt, was nicht selbstverständlich ist. Die Wohnung wurde uns sehr sauber übergeben. Die Eigentümer sind sehr liebenswürdig und freundlich. Ein Ferienhaus mit viel Charme, da es mit viel Liebe zum Detail hergerichtet wurde.
